Terms & Conditions

Lessor agrees to:

Provide a clean, comfortable, furnished living space with A/C, laundry, king size bed with extra mattress upon request and internet access

Weekly cleaning and changing of bed linens

Provide towels as needed

Provide cleaning supplies as needed

Provide coffee and related condiments

Provide body wash, shampoo, and conditioner

Provide free, easy access parking

Provide Key code for self-check-in

Lessee agrees to:

Check in time is 3:00 pm and check out is 10:00 am

Lessee may not sublet property.

No smoking anywhere on premises; lessee is subject to a $300.00 fee if violated

No pets

No parties

Lessee must notify lessor of any needed repairs and maintenance in timely manner.

Be responsible for any damages caused by lessee and to provide a credit card to pay for such repairs

Be quiet and respectful of neighbors, quiet hours after 10:00 p.m.

Rental fee includes taxes, utilities, cleaning fee and parking

Excessive clean-up fee:  Lessee agrees to pay $50.00 per man hour if deep cleaning of property is necessary due to neglect of lessee

Occupancy Limit:  This lease allows for occupancy of 2 tenants.  One additional tenant is allowed with the maximum of three. There is an additional fee of 25.00/day for a third person that includes the use of the roll-away bed.

Attorney’s Fees:  Lessee agrees to pay Lessor’s attorney fees if lessee violates the agreement terms and Lessor is required to take legal action as a result of violation.

Illegal Activity:  No illegal activity is allowed on property.  If illegal activity is found, rental is terminated and lessee forfeits all monies paid.

Possessions:  Items left behind by lessee will be held for one week (7 days) while lessee makes arrangements for pick-up.

Hazardous Materials:  Hazardous materials are not allowed on the property.

Cancellations:   cancel any time before 7 days of reservation for full refund. 50% refund up to 72 hours.  No refund after 72 hours prior to reservation start.

Severability:  If any provisions are determined invalid, it does not impact other valid provisions of these terms.

Entire Agreement:  This agreement and any attachments are considered the complete agreement.  Any prior negotiations or understandings written or oral are null and void.
